Installing a charging station in a condominium: what options are available to you?

In France, nearly 90% of electric vehicle recharges are carried out at home. However, only 2% of condominiums are equipped with charging stations. Would you like to take the plunge and install a charging point in your multi-family building? Are you hesitating between a collective infrastructure or an individual approach? Our comprehensive guide to making the right choice.

Individual co-ownership charging station: is it the best solution?

Thanks to Right to the socket, a resident can install a charging point for their electric vehicle in a condominium. To set up an individual terminal, he must generally connect his parking space to the meter in the collective building with a sub-meter. In other cases, it is necessary to pull a cable to his apartment: the procedure is then more complex and technical.

Since the Climate and Resilience Law, private actors such as Enedis or Logivolt can deploy a horizontal column in condominium car parks. The investment is then reimbursed by the first 20% of the co-owners who requested the connection of their parking space. The downside? The price of the infrastructure is then divided between these residents only, instead of being divided between all the co-owners.
But that's not all, when a manager like Enedis takes care of the installation, he decides on the characteristics of the network and can choose, for example, to install a single-phase network with one Linky meter per parking space. However, this installation is not necessarily the most adapted to the uses of today and tomorrow.

The best option? Set up a collective charging infrastructure serving all parking spaces. Like the deployment of optical fiber, it is a equipment for the next 30 years, at least.. That is why it makes more sense to install a three-phase network with a shared meter and power distributed intelligently between all residents.
A three-phase network is in fact an advantage for all co-owners, both in terms of charging time and its cost. Example with the Tesla Model 3, whose battery has a capacity of 82 kWh: with single-phase current, the maximum recharging power will be 7 kW; if the battery is empty, it takes more than 12 hours to recharge it. Knowing that there are only about 6 off-peak hours per night, it is not possible to take advantage of off-peak rates over the entire recharge period.

In three-phase current, a charging station like the Qobox can increase to a charging power of 22 kW, i.e. a recharge of an 80 kWh battery in just under 4 hours. This is a valuable time saver that should not be overlooked, especially as the average battery capacity continues to increase. Today, some manufacturers even offer cars with 100 kWh batteries.

Installing a collective charging station in a condominium: what you need to know

More and more condominiums are deciding to pre-equip their car parks in order to facilitate the installation of charging stations. Are you ready to take the plunge? Here are three good reasons to do it:

  • Anticipate the future.

In France, the electric mobility market is constantly growing. For example, registrations of electric and hybrid vehicles increased by 63% between 2020 and 2021. The installation of electrical infrastructure and charging stations in condominiums is more than ever a smart and profitable investment for co-owners and makes it possible to anticipate the future needs of the inhabitants of the building.

  • Take advantage of ADVENIR financial aid

The ADVENIR program is a device that allows condominiums to benefit from assistance for finance the establishment of a collective infrastructure. Its amount is 50% of the price (excluding tax) of its establishment, with a ceiling of €8,000 up to 100 seats (and beyond, €75 per additional seat). In the event of road works, an aid of up to 50% of the cost of the work up to a limit of €3,000 per condominium is paid.

This assistance can be combined with ADVENIR rewards for charging points in multi-family buildings. Its amount is equal to 50% of the purchase and installation price, with a ceiling set at €960 for individual terminals, and €1,660 for shared charging stations (i.e. accessible to all occupants of the building). It's time to take advantage of it, its amount is decreasing year by year!

  • Valuing your real estate assets

The European Parliament intends to end the sale of internal combustion engine vehicles as early as 2035. The condominium charging station will soon become a must. This is why equipping your condominium is an excellent way to improve the value of your real estate, for sale as well as for rent.
